January 30, 2023It's no secret that Mumbai's real estate market is booming. Property registrations in 2022, according to numbers compiled by Knight Frank, are the highest in a decade, and 9% more than in 2021. Not surprisingly, the Western Suburbs account for half of these registrations.
For decades now, Mumbai's western suburbs, from Andheri to Borivali, have been a preferred choice for home buyers for many reasons: seamless connectivity, excellent infrastructure, great choice of complexes, vibrant entertainment, shopping hotspots, and world-class educational facilities.
But in the last couple of years, a slew of large-scale infrastructure projects planned and underway, have made the Western Suburbs one of the hottest properties in India.
Let's explore why Mumbaikars are going West in search of a home.
1. Seamless Connectivity
The Western Suburbs have always been well-connected by road and rail to other parts of Mumbai. Jogeshwari, for example, is a 10-minute drive from domestic and international airports. The business districts of Bandra Kurla Complex and Lower Parel are well-connected, too, and Metro Line 1 and Jogeshwari Vikhroli Link Road have improved connectivity with the Eastern Suburbs.
But it's the planned mega infrastructure projects that will truly transform the face of the Western Suburbs and its connectivity to other parts of the city.
2. Mumbai Metro
The first metro line between Andheri and Ghatkopar has already made travel between the Western and Eastern suburbs easier. Two more lines (2A and 7) are functional making commuting to and from the western suburbs much easier. The city will have 11 more lines, spanning over 300 km and connecting the Western Suburbs ever more seamlessly with the rest of the city.

The Goregaon Mulund Link Road (GMLR): We have already seen how the Jogeshwari-Vikhroli Link Road has transformed West-East connectivity since it was built. The 12-km GMLR will decongest JVLR and the Western Express Highway and massively cut travel time between the Western and Eastern suburbs.
3. Social Infrastructure
The real estate boom in the Western Suburbs has coincided with the rapid growth in social infrastructure. Be it multispecialty hospitals or educational institutions; be it shopping and entertainment centers or sports and recreation clubs; be it luxury hotels or dining out, the Western Suburbs have some of the best options in the city. The suburbs also have excellent water and power supply and sewage and drainage facilities.
The Western Suburbs are among the greenest in Mumbai with the sprawling Sanjay Gandhi National Park at one end and the Aarey Milk Colony right in the middle providing the bustling city with much-needed breathing space.
4. Commercial Hub
While the suburbs are well connected to the business districts of BKC and Lower Parel, they are also thriving commercial hubs in themselves. Be it the software development hub in SEEPZ or the sprawling back-office hotspots in Malad West or the series of office complexes lining the Western Express Highway from Jogeshwari to Malad, many leading Indian corporates and MNCs have their bases in these suburbs. Employment opportunities, therefore, are aplenty, allowing you to cut down on your travel time. The Western Suburbs are also home to Film City, where most of the Bollywood magic is created.
Best Lodha Developments In The Western Suburbs
If you want all the luxury and yet be at the heart of the pulsing city, Lodha Eternis, in Andheri, is a great option for 2BHK and 3BHK premium apartments.
