In the heart of Mumbai's bustling streets lies a story of transformation. As the city expands, so does its infrastructure. From revamped suburban railways to sleek metro lines and sprawling expressways, Mumbai is rewriting its narrative of connectivity. Among the many routes that keep the city pulsating, the Eastern Freeway Mumbai stands out as a crucial lifeline connecting important neighbourhoods and businesses.

Let's take a look at everything about one of the infrastructure projects in Mumbai -  Eastern Freeway, from its origins to its most recent extensions, entry and exit points, and impact on real estate dynamics in areas such as Chembur, especially the premium Diamond Garden locale, and the burgeoning real estate landscape within.

Eastern Freeway: A Strategic Route

Officially known as the 'Vilasrao Deshmukh Eastern Freeway,' this 16.8-kilometre elevated highway links Orange Gate near P D Mello Road to the Eastern Express highway in Ghatkopar. It reduces the travel duration from Chembur to CST from 1 hour to a mere 25 minutes. The highway boasts 9 entry and exit ramps, along with seismic arresters capable of withstanding earthquakes of up to 7.5 magnitude on the Richter scale.

It is a toll-exempt stretch only for light commercial vehicles and cars. The speed limit is 80 kmph, and vehicles are not permitted to stop on the roadway. It has three segments: Ghatkopar-Panjarpol (Chembur) Link Road, Anik (Near Wadala) - Panjarpol Link Road &  P. D'Mello Road to Anik.

Additionally, the Eastern Freeway has seen further development with the opening of the Mumbai Trans Harbour Link (MTHL), also referred to as Atal Setu. This 21.8-kilometre sea bridge extends the freeway to the west, connecting it to Navi Mumbai, thereby greatly cutting travel time. The completion of this project has revolutionised the way Mumbaikars navigate the city, opening up new business opportunities and real estate in the neighbouring regions.

Prospective Extension Plans for the Eastern Freeway

To improve the commute between Thane and Ghatkopar, the Eastern Freeway is expected to be extended even further. Four additional entry and exit ramps at strategic locations will be constructed along this 14-kilometre stretch, including Mulund Octroi Naka, Airoli Bridgе, Chhеda Nagar and Kanjurmarg. The aim of this upcoming project is to increase connectivity and shorten travel times for those going from Thane to South Mumbai.

Beyond Commuting: The Eastern Expressway's Role in Shaping Mumbai's Real Estate Landscape

The Eastern Expressway in Mumbai has emerged as a catalyst for a significant real estate boom in the nearby areas. This vital transportation artery not only offers commuters a faster and smoother commute but also enhances connectivity to various parts of the city. The improved accessibility provided by the expressway has led to a surge in demand for flats for sale in Mumbai. Areas along the Eastern Expressway, such as Chembur, Ghatkopar, Vikhroli, Thane, and Navi Mumbai have witnessed a remarkable transformation, with new residential and commercial developments springing up rapidly. The convenience of access to the expressway has made these areas highly desirable for both homebuyers and investors, driving prices of property in Mumbai upwards and contributing to a thriving real estate market. As the Eastern Expressway continues to redefine Mumbai's transportation landscape, its impact on the surrounding real estate sector remains profound, promising further growth and development in the years to come.

The Eastern Freeway in Mumbai has not only revolutionised commuting but also reshaped the city's real estate landscape. By providing swift connectivity between South Mumbai and the Eastern suburbs, it has sparked a significant property boom in areas surrounding the freeway. According to reports, enhanced accessibility has spurred demand for properties, fueling rapid urban development and a notable increase in property values, estimated to range between 10-18 percent. This transformation underscores the freeway's pivotal role in Mumbai's growth and promises continued prosperity in the future. Moreover, the presence of top builders in Mumbai like Lodha further enhances the credibility and potential of real estate investments in these dynamic cities.
