Whether you are a first-time homebuyer or a seasoned investor buying property, real estate transactions are capital-intensive and include procedures that require you to comply with the law. If you are not abreast with the legalities involved in a real estate transaction, you may end up investing in a parcel of land that is not in accordance with the law and making a poor financial decision. If you have heard of the term ‘floor space index’ but have no idea what it entails, here is a guide to explain its meaning and importance in the world of real estate investment.

What is Floor Space Index?

Floor Space Index, or FSI, refers to the total floor space area of all the storeys divided by the complete area of the plot.

The formula for calculating FSI is built-up area / total area of the plot.

It is a ratio that is instrumental in helping authorities and developers decide the quantum of construction a parcel of land can accommodate.

FSI differs based on variables like amenities, building type, zoning laws, etc. The kind of structure that can be constructed on a plot depends on parameters like the size and locality of the plot and the end-use of the building being built.

FSI is an extremely important metric because it is decided and mandated by government bodies. The FSI of a plot also includes different components as defined by State Governments and local authorities. While developers are entitled to a portion of the FSI for free, they have to buy the rest from Municipal Corporations and Councils. Different governing bodies set varying criteria to fix the maximum FSI of any particular area.

Why is Floor Space Index Important?

FSI is of utmost importance when it comes to controlling the population density in an area. Any piece of land can only bear so much weight before it sustains damage. Building on a land beyond its limits can be dangerous for those occupying the space. Apart from the damage it can cause, overpacking an area and providing amenities can put a strain on the locality’s water sources and increase waste generation and energy consumption. While less credible construction and real estate companies are prone to constructing on land illegally, beyond the recommended limit, FSI can help control such deviations from the law. If you, as an investor, want to live in a space that is built on safe land and constructed legally, paying attention to FSI is the key.

Another aspect profoundly impacted by FSI is the pricing of the building in question. Usually, buildings with lower FSI are an indicator of low population density pressure in the area, resulting in an uptick in the market value of the space. However, if property is priced low, it could be because of a higher FSI value. A point to remember is that a high FSI is not the only reason for the price of a property to be low. In urban areas with burgeoning populations, it is difficult for developers to maintain a low FSI since there is a high demand for housing. As a buyer, you can try to strike a balance between a space that serves as an asset to your portfolio but does not have too high of an FSI value.
